Good morning! I hope everyone’s having a wonderful week. It’s been a little while since I’ve shared a renovation diaries update, and while it may feel like things have been moving slowly, they truly haven’t. The crew is still working five to six days a week — we’re just in that not-so-glamorous phase.Right now it’s all about the rough-ins — plumbing, electrical, and all the behind-the-walls details. It’s by far the most boring part (and honestly, I had no idea it would take this long!), but it’s such an important stage. The good news is they should be wrapping that up in about a week.

With the weather finally starting to thaw, they’ll also be able to resume work on the new entrance, which I’m so excited about. And during my last site visit, the highlight was absolutely seeing the progress on the covered porch — it’s really starting to take shape and it made everything feel real.

I’ll also be sharing a little more about my husband’s bathroom and the living room — two spaces that are going to have very distinct personalities.

I know many of you have questions about the renovation, and I love that. If there’s anything you’re curious about, please leave your questions in the comments and I’ll answer them directly there.

Here is where things stand with our covered porch (between family room and breakfast room) The first room where I feel real progress has been made-

Moving along, throwing around some ideas about my husbands bath. We are lucky enough to have a his and hers. They are nice sized bathrooms but not enormous. My husband wants something clean and fresh but also loves the idea of a vintage style, something that looks like it cold have been there for a long time. I love this detailing in the shower using a pencil molding. I would not put it all over the bathroom as shown (AI had its own ideas) but these are loose concepts.

 

We have a formal powder room and a small family powder room off the kitchen, I love this first idea for the main powder room (not this floor) but the overall concept was love at first sight, with this elegant Gracie paper.

 

For the small casual family powder room, thinking something along this line (Danika Herrick paper)

For the living room which I have really started thinking about, the room is not changing much. We are redoing the floors will add a new mantle, new windows are in, adding sconces and a chandelier, will add new wallpaper but keeping all of the beautiful original moldings and window casings. Here are some pictures of the current state of things-

I have been dreaming of doing a Gracie paper in there and played around with three color options. These are just loose concepts, would love to know if you have an immediate favorite, I am leaning towards one of them and curious as to if you have a fave.

Keep in mind- these are just very loose concepts. Gracie allows for total customization so whichever color I do I will opt for the more open pattern as in picture one.

And that’s the latest. As we slowly transition into spring, I think things will really rev up in a big way and once they start installation/sheet rock, to me- that’s when the real fun and visualization begins! Can’t happen a moment soon but in the meantime I continue to daydream about how I see each room taking shape. The next big decision now that the kitchen is done is ordering and choosing all flooring/tiles for each bath. I will begin this project in the next week or so.

Have you considered some sort of Greek key design with the tile in your husband’s bath? Just a thought, would go well with the Greek revival style of the home imo 🙂

Yes as a matter of fact that is what I was trying to get AI to do but it wasn’t executed, this was the closest I got which at least gave the idea. Yes, love the idea of the Greek key pencil molding on his shower wall.

I love the husband’s bathroom mockups. Especially the last one with the diamond mosaic floor. We renovated a house two years ago when we moved to Florida to be near our daughter and grandsons. I finally got my own bathroom and I have to say it’s life changing! I can’t believe I waited until I was 70 to discover the joy of it! Ladies, if you have the opportunity don’t hesitate! Be sure to add an outlet for the washlet toilet with a heated seat! I admit to sacrificing some closet space for it, but I don’t regret that decision at all.

Love the first bathroom floor. Really has a vintage look. As for the living room , I really prefer accessories, (paintings in groups, mirrors, sconces with vases etc) instead of floral wall paper, which in my opinion makes the walls a focal point. A strie paper is always pretty. Love floral in dining rooms tho. What ever you choose will be wonderful! It’s always fun participating in your choices.

I agree-I prefer the accessories over floral wallpaper in a living room as well. However, with Tina’s fabulous taste-whatever she does will be gorgeous.

I normally opt for wallpaper in dining room but given the moldings in the dining room which we do not want to change we cannot use it there. Since the living room already has paper, it has given me the idea to keep it. I may or may not go with it. Still deciding but if I do, Gracie will be the choice in a very open fresh pattern.

I love the pencil molding for age of house. I’d like to know what they use for cracks in molding to wall? We live in older home and need to repair cracks. I’m so waiting the finished remodel seeing decorated!

For the cracks as far as I know its spackle/grout. Unless there is something new and exciting I don’t know about:)

Everything is so pretty. I love the way the covered porch is coming out. The bathroom choices are beautiful very timeless. I love the greasy paper in the living room, my personal favorite is the ivory because I feel like it’s more subtle and you can pick up the colors with things like pillows, art, etc. I know whatever you do is going to be spectacular. My question is when do you expect to move in? And my second question is did you decide what you’re doing and your beautiful scullery?

Thanks! Hoping to move anytime from Oct/Dec (hopefully somewhere in that window). Yes going with a soft blue/gray and carrying over the delft tiles into that space as well!

I love Gracie wallpapers. If I had a generous budget for remodel would definitely include Gracie. The first powder room is gorgeous.

Love the formal powder room and the living room in ivory with the black chinoiserie mirror. Hate to say it, but I still miss your gorgeous limestone and brick French home. I don’t think you’re going to be able to top that one!

I totally agree! The formal bathroom is fabulous! If I had to pick I would choose the ivory wallpaper with the black choissere mirror. I’m not a fan of wallpaper in a living room. It looks great in a dining room though. I’m sure whatever she ends of doing it will be beautiful! PS I miss the limestone and brick French home too!

Do not intend to sound negative – just puzzled. I don’t understand the brick “baseboard” the siding on the walls along with the coffered ceiling? And I do remember the blue wall tile you chose for your kitchen and it seems like there’s a lot of styles going on and then it’s super formal in the powder rm next to kitchen and traditional in the living rm.

I think you are getting confused- This is an outdoor patio which is covered- they have it completely enclosed because of the cold/snow (while they work in there) so it looks like an interior space, which it is not. It will have the same bluestone as the rest of the patio it runs off of. The formal powder room is not off the kitchen, it is off the foyer/living room and works perfectly with that more formal side of the house. The entire house is traditional, the more casual powder room shown in the post also is off the kitchen/family room area.

Hi Tina! Love the 3rd option for your husband’s bathroom floor! Question…Do you prefer window treatments without valances or with? I’ve noticed you have done both. It seemed valances were out of style for a bit but do you think they are making a comeback from what you’ve heard in your design circles??

Tina, Everything is looking so beautiful, so excited for you! I have an idea for you… would you consider doing your own reproduction of the pagoda mirror in your formal powder room for The Enchanted Home? I have been on the hunt for one for years and have not been able to find the right one (I like it with bells). You could offer a limited quantity? Let me know your thoughts. Have a great day 🙂
