Hello! So here I am with another round of Bluff Diaries and some good news. The first two rounds of plan submissions got approved so we are well on our way. The plans are being submitted as I speak to the two builders we have narrowed it down to, landscape architect has been hired and things are rolling.
We are totally done with the interior plan so thought it would be fun to share it with you since I know many of you enjoy that kind of thing. We are still putting the finishing touches on the exterior. It’s a great plan in my opinion in that it is open living, love the wide front porches (especially the back) and there is room for everyone. Sure makes me realize that when a house is laid out properly you don’t need a ginormous home. I have a feeling we are going to really love living in this house.
1st floor-
Second floor-
Above garage-
Today I want to divert a bit from the interiors (which is of course the most fun part) to the exterior. As we winnow down the process, we are having to think and submit our color choices to the board. I have a vision of a creamy white house with pale blue/gray shutters. The aluminum roofs are de rigueur down there and they happen to look really good. Occasionally you will see a wood shingle room which I also like.
We wanted to preserve the integrity of the true “low country” style while adding just a touch of Hamptons to it. I love a look of long windows with shutters, so pretty. As I start thinking more seriously about a lot of the exterior features, I think I pretty much know what I am after. Today is all about my inspiration for the exterior, let’s go….
This house above is a great example of the color scheme I envision for our future home,Home Bunch
This is a beautiful color for shutters, Silver Gray by Benjamin Moore
Another great example, love this! Belclaire House
Really love the detailing on this house above, that railing!!!
This is an example of the metal roofs that are so popular, like this color, Southern Living
Isn’t this one fabulous front porch?
Wood Shingle of wood siding….to be determined, have seen beautiful examples of both-
This color light gray is what I am thinking for the roof-
Madly in love with these carriage garage doors (painted in my colors of course) , if they can work with the budget, I would do these in a heartbeat!
Another great example above
Another beautiful color
And you know gas lanterns are an absolute must! Bevolo
Another beauty, Carolina Lanterns
Who knew there are so many different shutter styles! Think I lean towards the raised panel or flat panel, a cleaner look
LOVE this, this color is Dior Gray from B.Moore, this home is from Jack Arnold, did my research:)
This beauty top and bottom is from the showhouse a few years back (when I first discovered Palmetto Bluff) these colors pretty much sum up what I am thinking…..
T
Love the idea of either light herringbone brick or peacock pavers for the back porch-
Kind of moving onto the “fluff” but surely the most fun part……I see two gorgeous benches like these with some pretty pillows for the front porch, first impressions are everything! And down south a front porch is the first chance to make a great first impression.
And a beautiful pair of planters with a boxwood topiary….
These planters are from Authentic Provence Planters…so beautiful!
Something along this line-
Frontgate
Want to see how I can envision the front porch? Take a look….
So that sums up in a nutshell what I am envisioning for the exterior details..of course there is much more to come but this is an overview. As we tweak the outside elevations, we are moving forward and my fingers are crossed that we will sign with a builder very soon and get this show on the road!!
If you missed the other “chapter”s on the top right of my blog where there is a search bar you can type in “Bluff Diaries” and it will take you to the last four posts.
Thank you as always for stopping by, wishing you a wonderful day. Here it’s beautiful after a very stormy day yesterday which included a serious traffic snarl driving from the city, but it’s coooold today! Go figure:) Until next time…..

By your researching you know Jack Arnold is the premier builder for French Country Homes. His wife is in the same class as Charles Faudree as far as French Country decorating.
Tina, I LOVE the design of your home. I have a second home on Hilton Head Island and I love the drive to PB. I am currently putting on a large addition to my home ( first floor master suite with additional rooms and screened in porch) in Pennsylvania so your timing is perfect for me to follow along and compare notes and ideas. Looking forward to seeing the interior of your home.
Nancy H
I love all of your choices! I am so excited for you and look forward to seeing the PB home progress! BTW, do you plan on painting the ceilings of the porches light blue? I love that look. Have a great afternoon!
I love all your ideas and exterior colors. I would like to mention one thing to consider with the shutters. When I lived in South Florida my home had large wood Bahama Shutters on the front windows. They didn’t seem to hold up well with the sun and humidity. We ended up having to replace them about every three years.
I have a book of Jack Arnold’s home designs. He does amazing work–attention to every detail. He sells French kitchen cabinetry and lighting, copper chimney pots, etc. I love Bevolo gas lights. I had a landscape designer who trained in New Orleans do my New Orleans style landscape and courtyard. We incorporated lots of ironwork and Bevolo gas lights. I did two
very large Commander’s Palace gas lights as the centerpiece on each side of an arch in my courtyard. I was going to build one of Jack Arnold’s plans, but I found my historic home, so I
changed my mind. If I was going to build a new home, I would definitely use one of his plans.
One consideration–if you are not going to be at this home everyday, think about how you will manage getting plants in pots watered. I have an irrigation system in my yard, but everyday in the summer I have to hand water the many urns and planters on the porch and throughout the yard. Just a day without water in the South can spell doom for plants in pots. I live in Mobile, Alabama and I have to hand water my pots every day.
Absolutely loving your choices! People in our area are designing a lot of homes with metal roofs and I really do like the look of it, but I’m wondering what happens when it rains. I wonder what that sounds like? I’m going to look for those charming planter boxes! Can’t wait for my visit there in late July! The charm factor looks like a 10 plus!
Tina, this looks like a beautiful house plan. Just love it! One VERY important detail…please consider relocating the toilet in BEDROOM 2. At this stage it can easily be switched with the vanity. It is never appealing to have the view into the bathroom to be centered on the toilet. It is much more pleasing to have the view from the bedroom to be of the vanity. Can’t wait to follow along on your journey of building in PB!
If it’s any confirmation, we painted the windows and shutters of our apartments nearly the same shade of pale gray–because it was required by the French historical preservation authorities–we got no choice in the matter. We’re renovating a pair of 17th century apartments, and every detail has to be approved.
Anyway, I think they know good taste.
Bien fait!
Beautiful Plan Tina! We built our Pennsylvania Farm House style home north of Atlanta. I love our metal roofs (thought the main roof isn’t metal) and actually love the sound of a good downpour rain on it. Your colors are amazing. I had the hardest time finding a gray that I loved to go with our PA fieldstone so had to change it to Natural Cream. Much better match with our motar. I LOVE my Bevolo gas lanterns. I used them on the back of our house as well but those are electric. I agree with the potted plants in the south. You are watering constantly. I would suggest running water to each of them so they are watered when your sprinklers come on. I hope you are doing a dutch door at the Owner’s Entrance. I love mine! I had to have windows in our garage doors too! I just love that look! Can’t wait to see what you will do with the inside!
LOVE LOVE LOVE! I grew up in Beaufort, SC and the dream is to move back down south after the kids finish school (currently in Chicago) and split time between Palmetto Bluff and Cashiers, NC!
As a former architect, I go nuts over the floor plans too. The layout is truly exceptional. . . whoever you are working with is definitely top notch. Now if only you would publish the plans to your fabulous main house too !
Wow, so fun to see all that you have planned. I really LOVE the front porch idea. The Provence planters are fabulous! Is there any way you would consider carrying them or something similar in your shop?
I lived in Hilton Head for 7 years and love PB. I had the ceiling on my porch painted Ben Moore Paladium Blue and when we moved back to Atlanta, I did the same on this porch. I think it is the perfect color for ceiling or shutters.
Everything is beautiful, I love all of your choices! One thing I noticed was that your guests in bedroom 2 would be seeing the toilet from the bed. I might consider Changing that configuration with the sink vanity. You will love living in that house!
Absolutely stunning. Love your colour choices and the interior layout looks well thought out. Enjoy the proccess. Looking forward to watch the home go up.
WOWZA!!! This home is going to be magnificent!! Can’t wait to watch your progress just like I got to watch the last one. Enjoy your weekend, dear Tina!!!
Such a beautiful floor plan! Approx how many square feet is it? I would love to do something similar on our lakefront lot but hesitate to place the screened porch in front of the great room. Screens would certainly hinder the view compared to glass walls?
I hope you are planning on an outdoor shower so when people return from the beach they can wash off and track in less sand. I probably would have liked the mud room to have direct aces as to the outside. And one luxury I would love to have is a dog washing shower in the utility. I’m sure you’ll want to take Teddy with you and sand will definitely stick to his coat. How nice would it be to walk him into his own shower with a hand-held sprayer? No matter what you do I know it will be amazing.
Even though I live I’m Mexico (and love blue and white!) I can take many of your
Ideas and transfer them in a Mexican way! I love your blog and look forward to it each week.
So glad to see the floor plans! It will make it nicer to follow along as you describe progress. Amazing the things your readers pick up….(toilet in bath off bedroom two!). LOVE LOVE LOVE the idea of a second kitchen! Brilliant!
I’m so excited for you Tina and really enjoy you Bluff Diary updates. I too visited the Idea House in Palmetto Bluff, did a blog post on it in fact. It was so inspirational! I loved the outdoor terrace and its orientation to the water. Is your home on one of the many lakes or marshlands in Palmetto Bluff?
Peaceful & restorative…surprised you didn’t include a porch swing for the front porch. They are so much more comfortable than a rigid bench & of course, stunning in your beautiful Lalique Green filled with cozy pillows.
I am so excited to watch this beauty become a reality, Tina! Just love the colors you have chosen and the floor plan is a winner. Perfect for vacation living! Happy weekend ~
It’s so fun to follow along as you make your choices. How lucky for all of your readers for you to truly open things up for us to dream along with you? I’m wondering if you’ve considered a washer/ dryer on the master side of the house or maybe in a vertical stacking unit in a closet near the master. I’m just thinking with time it might get annoying to have to carry the main occupants laundry so far. Then again, maybe it’s not a big deal. Congratulations on progress so far and best wishes as you make your next big decision…the builder.
You have amazing taste. I love the floor plan. So similar to the one I have saved for when we get to that stage. Our master will b eon the first floor so we don’t have to go ups and down every day. Upstairs is set for 2 Ensuite bedrooms (1 for each of our daughters and their future spouses) with a separate area off the main landing area set for fabulous built in bunk beds for all the grandkids. This will the girls & spouses some privacy and quiet at night.
yo Oxygen better sent that shiit on air tomorrow and some of ya need to posted on youtube cause peps cant see it out of u.s region so please do that for us who lives out of the states!!!
Wow is right! Thanks for posting. I heard a snippet on the car radio, didn’t realize he published a book. I’m dubious of DID claims, generally. The two cases I worked with ended up being factitious, but I don’t rule it out as a legitimate diagnosis. So has he written about early trauma? One reason I’m skeptical of HW’s story is because DID is often characterized by low functioning. It would be defying the odds to make it to the NFL let alone reach Walker’s level of achievement within the NFL.
Inett – The picture were perfection. So creative and wow what a great job. You captured some of their best moments and left them with such great memories. One of the best pictures I have seen in a very long time! Keep up the good work!

Hi Tina,
Giving you two thumbs up on all your selections for your PB home! Just lovely!
Very inspirational and beautiful!
Really beautiful, open living……any thought of coat closets in entry?
My house in the northeast is cedar shingles……really hard and expensive to maintain……it’s going to be beautiful!
I’m loving the colors they are so close to mine! I chose the B n B shutters and they look gorgeous! Congrats and good luck!
