Good morning, everyone—I hope this finds you well. With so much of the country in a deep freeze, spring truly can’t come fast enough in my book. I wanted to share a quick renovation update: things feel like they’re moving a bit slower thanks to the extreme cold and recent snowfall, which has delayed progress by about a week. That said, the roughing continues.I know it may sound like I’ve been saying this forever, but it really is happening, and we should be wrapping up within the month.

Some exterior work will have to wait until the weather warms, but that hasn’t stopped me from dreaming. I thought it would be fun to share a glimpse of my vision for a few of the spaces—so without further ado, here’s what’s been on my mind lately. So far our project timeline wise is on target (hopefully by end of the year).

So we are excited to have attached garages!I know, garages are normally not so exciting but for us they are. Right now we have a detached 3 car garage so we will welcome this addition especially in the winter. Looking at doors, thinking of going with just a classic paneled with glass door and classic traditional black lanterns.

 

WE like this one from Visual Comfort which also has them in several sizes as well as hanging lanterns so lots of options.

Experimented with the lattice door which is very pretty but I feel too cottage like, I think the more classic traditional look above is better suited for this house

Moving along to our breakfast room which is open to our kitchen, its a wide space with an expanse of french doors to lead to back patio and covered porch, this is a very loose idea of what I see it looking like. I really like the idea of the lattice ceiling, what do you think?

Option 1 is just doing the walls and no ceiling which is what I am leaning towards-

The powder room off the foyer is small, we were able to break through to add another foot and a half, which was great. I have toyed with different visions, my natural inclination is to lean forwards blues and greens but since I will be using them a lot for the decor throughout the house. I like the idea of changing it up and using this fabulous gold/pewter Gracie paper with a freestanding marble sink. This is just a loose idea-

 

Moving along to our bedroom, opening up the cieling was such a smart move. Makes such a differnece. This room already gets flooded with natural light but this really opens it up with the beautfiul windoes and dormers.

This is a very loose idea of what I see the room coming together, I will be using printed fabrics so it won’t be a sea of ivory and very likely will use wallpaper but you know i love the feeling of a “cloud like bedroom”. We all need one space that we can go to feel at peace and escape from the world! I do love an upholstered canopy bed.

 

 

I also love this idea and it features our beautiful chinoiserie breakfast tray- why not dream a little, and I will absolutely be adding bed sconces.

And finally that brings us to what I think will become a favorite area to hang out in, our covered porch. Unlike our last house (where had a beautiful covered porch/loggia) it was located at the far end of the house so we didn’t use as much as I think we would have if it were more central to the kitchen/living areas. This one is sandwiched between our breakfast room and family room and near the kitchen, so think this is a spot we will get lots of use of at least 3 seasons and having a fireplace makes it extra cozy.

 

Definitely not a great picture had a few but could not find them so just use your imagination!

We are deciding between blue stone (which is what the patio will have) and herringbone brick- to be decided!

Here is a concept of what the herringbone brick would look like (if I do not use it here, may use it in mudroom) love the look but are leaning toward the blue stone as its already on the adjacent patio

Last but not least we have a guest room (existing) which I want to turn into a bunk room! This is again just a concept but what fun- I would love to sleep in there:) This is not exact as there is a door to the bathroom on far wall but again just an idea. I know Phillip would love it!

I love all of your ideas. I feel I like the lattice ceiling instead of the walls. I love the white chairs but wonder about little sticky fingers. I am always so practical though. Your ideas are so fresh yet inviting and I can’t wait to see the finished results.

Definitely all lattice breakfast room, gorgeous Gracie powder room, beautiful, dreamy bedroom and amazing bunk room. It’s all fabulous!

For what it’s worth (your designs are exquisite) – love the powder room and would do that exactly. Definitely the lattice ceiling – paint the ceiling a light blue under white lattice?
I love the herringbone brick floor but save that for the laundry room. Go with the bluestone for the patio/outdoor room. Your plan for the master is right on and the bunk room is a must. I know this home is going to be your best yet!!

I love all your ideas! Literally every single one. How fun will that bunk room be? And your eventual bedroom will be dreamy. We are adding a covered porch to our house this spring. I cannot wait. Love your concept and prefer the blue stone especially since the patio has it. I like the idea of the brick for the mudroom. Very durable, had it in our old house and not only was it pretty but withstood the mess that comes with 3 kids and 2 dogs!

All your ideas are beautiful. I especially love the powder room with the Gracie paper. Simply elegant. Also loved the bunk room design. The grandchildren will love it. I would make the bunk beds full beds instead of single beds in the bunks. As the kids grow, it’s so much more comfortable.

I feel like the lattice on the ceiling is too much and feels heavy. The room without lattice ceiling feels so much more clean and calming. Love bunk rooms. Gracie wallpaper is beautiful. Little jewel box powder room. Really like the herringbone fireplace brick with bluestone flooring. The lattice windows on the garage do not go with the regal stature of the house. All such beautiful design elements throughout your inspirations.

I agree completely with Michelle L. Oleary.
I think there’s a chance that the lattice ceiling would lose its appeal over time. It suggests a more casual vibe and might limit choices for future refreshes of the dining room.

Wow…wow….everything looks fantastic. Your choices spot on. 2 things I wouldn’t do: (Please do not take the wrong way, I love your colours and wonderful taste in decor).
1. the lattice on the ceiling is too much, lattice on walls ok
2. Not a fan of bunk beds, in order to keep the aesthetics of the room clean and beds well made, not going to happen. Bunk beds are awful to make. Also, this is not a cottage.

Love all the rooms! I like your first option with lattice on walls only, looks amazing. The porch is going to be such a great space, I prefer the blue stone (cleaner looking). LOVE the bunkroom. My kids are begging for one, we may indulge them as a surprise. I look forward to watching how al this unfolds, such a beautiful project to follow. Great job Tina!

OH MY GOSH! I love the bunk room. The lattice is fantastic IMO. Only concern: Sconces inside the bunk cubicles, especially so low. Kids love to fall asleep with the lights on sometimes, especially when they are on vaca. They could be kicked or a blanket thrown on top or pillow. It seems like a fire/electrical hazard. Perhaps consider a flush ceiling light? The whole project looks fantastic Tina!

Gorgeous! Gorgeous! Gorgeous! I very much like the lattice ceiling and I’m in love with the lux powder room, it couldn’t be any more beautiful. The bunk room is fabulous ‐- and could possibly be my favorite after the gold powder room. Your taste, madame, is exquisite indeed. 💚

Love, love, love the Gracie wallpaper! Do you have the print name? I could not find it. I am not a fan of the full lattice on the ceiling… If you have a dust issue at all… I think the lattice is a real dust catcher.and would stick with walls only. I know it is a staple in Florida design, not sure they have as much dust as sand as a challenge. Your taste/design is impeccable and I know whatever you decide, it will be gorgeous!

I have built at least 20 houses and I have found that exterior coach lanterns stay much cleaner if the bottom is open. This allows insects to get out and not die inside and look messy.. You may already know this or it may not bother you. That’s just my 2 cents worth. hmmm. Is that 5 cents worth now?.

While I love a beautiful lattice I find they are best suited for exterior use as they can be cleaned more easily ( a gentle power-wash). Interiorly, I find a latticed surface to be a dust magnet and especially not good for anyone with a dust allergy. Something to consider.

Stunning comes to mind – but in a natural and welcoming way! You have exquisite design instincts. My perspective is lattice on walls only, not the ceiling as it brings my eye up to the lattice and distracts from the beauty of the room and windows. The powder room looks exquisite! For the covered porch, I recommend the bluestone, the herringbone fireplace is gorgeous. On the advice of a friend who has an outdoor covered porch with a fireplace, we installed outdoor radiant heaters built into the ceiling and they are fantastic. Cozy and easy

Lattice on ceiling is WAY TOO MUCH—it takes a lovely room and concept and makes it appear to be a movie set..overpowering

Your home has so many classic and beautiful architectural features…… my preference – the lattice should be skipped altogether.

I love the lattice treillage on the walls only, so beautiful and a lovely detail. The bunk room is great! Outdoor patio with herringbone brick and the garden stools is perfect. In other words everything is wonderful!

ALSO, we put lattice panels (magnets) in our 1932 English Tudor in the 70s…3 walls & ceiling…it was a VERY small upstairs bathroom…our panels covered “foxed glass” mirrors & live orchids in every flat surface (shower niche, towel storage, sink, etc) We thought we were quite advant garde…(in our 20s) franki
